Occasional rental in Warsaw — step by step
Complete guide to occasional rental (najem okazjonalny) in Warsaw: documents, districts, timelines and ordering a substitute address.
Occasional rental in Warsaw — step by step
Warsaw is Poland's largest occasional rental market. Landlords in Mokotów, Śródmieście and Wola increasingly require a full document package including a substitute address (lokal zastępczy).
Step 1: Find an apartment and confirm requirements
Ask the landlord or agent:
- Is occasional rental required?
- Does the notary require notarial certification of the substitute address owner's statement?
Step 2: Order a substitute address online
- Document scan within 24 hours
- Original by InPost courier in Warsaw: 1–2 business days
- From 399 PLN (with notarial certification)
Step 3: Visit the notary
Sign the occasional rental agreement and tenant's enforcement submission statement. Present the substitute property owner's statement.
Step 4: Move in
After signing the notarial deed, collect keys and move into the apartment.
High-demand districts
Mokotów, Śródmieście, Wola — highest demand. Praga and Bielany — growing segment.
